Generally our valuation and cash offer includes all built-in appliances (stove, refrigerator, microwave, washer and dryer).
If you wish to keep your appliances, please note this on your form when submitting and we will factor this into our cash offer price.
While photos are not required, they do assist us with preparing our valuation and cash offer.
If you choose to submit photos, please ensure they are well lit, clear and do not exceed 1mb in size in order to upload.
Yes. Our offers are valid for seven (7) days from the date it is offered.
Yes. Simply contact us if you would like to have your cash offer renewed after the expiry date. Please note that the new offer may differ from the original offer.
Associated Costs & Fees

Property Types
We purchase single family homes, townhouses, duplexs, condominiums and (in some markets) cottages.
We generally purchase homes having a value of no more than $800,000 which have been built no earlier than 1960.
We are limited to purchasing homes in the areas noted previously.
We also do not purchase leasehold or strata properties or homes with rental restrictions.
We do not purchase:
- mobile homes
- certain types of modular homes
- certain types of pre-fabricated homes
- homes or properties that are considered environmentally hazardous
No. We will evaluate the condition of your home as part of the process for determining our cash offer price.
The PropertyCashCanada.com Process
A PropertyCashCanada employee or representative of our company will contact you to arrange for a property visit. Our employees, agents and representatives are bondable.
Yes. Part of our valuation includes estimates for any needed repairs to the property. The cash offer will take into account these repairs and they will be deducted from our cash offer.
Should you choose to have the repairs completed on your own, we will arrange for another assessment and inspection when they are complete in order to formalize an updated cash offer.
You will be paid in full on the closing date of your choosing.
You will be paid by certified cheque or bank draft. All funds are guaranteed.
For British Columbia properties, your PID (parcel identifier) can easily be found on your Property Tax Assessment of by looking your property up on the BC Assessment website.
Alberta properties, your PID number is available on your Property Tax assessment or mortgage paperwork.
The Closing Process
You are responsible for choosing your closing and moving dates, provided they are within the scope of the cash offer contract.
You will be notified by a lawyer or notary in order to setup an appointment for signing of all closing and sale documents.
Once signed on the closing date, all information is recorded at the appropriate land titles office and you will receive the funds from the lawyer or notary.
Please note that this process may vary depending on your province or territory.
Yes. In order to ensure the property has been left in appropriate condition and all personal effects have been removed, we will complete a formal walk through.
You may choose to attend this walk through if you so desire.
